Heat Pump Warranty - Is Annual Cleaning Required?

Every major mini-split brand sold in Vermont requires documented annual professional maintenance to preserve the compressor warranty. This includes Mitsubishi, Fujitsu, Daikin, LG, Mr. Cool, Senville, Bosch, Gree, Pioneer, Carrier, Trane, and Samsung. Skipping cleaning does not immediately void coverage, but it gives the manufacturer cause to deny a claim if a major component fails.
What the warranty language actually says
Most manufacturer warranties include language like:
"Owner must maintain the equipment in accordance with the manufacturer's installation and maintenance instructions. Failure to perform recommended annual maintenance by a qualified HVAC technician may void warranty coverage."
The exact wording varies by brand. The intent is consistent.
What counts as "documented maintenance"
For warranty purposes, manufacturers typically want:
- Date of service
- Name and company of the technician
- What was done (cleaning, inspection, repair)
- Any notes on system condition
We provide a written receipt covering all of this after every visit. Save it. If you file a warranty claim 5 years from now, the receipts are what the installer or manufacturer will request.
What does not count
- A general "I had someone clean it" with no record
- A self-installed filter wash
- A service from a non-HVAC-trained handyman
- DIY deep cleaning by the homeowner (this typically voids warranty regardless of outcome)
Brand-specific notes
Mitsubishi: 5 years compressor on standard, 10 years on Hyper-Heat. Annual professional maintenance required.
Fujitsu: 5 years compressor, 10 years parts on most residential lines. Annual maintenance required.
Daikin: 6-12 years depending on line. Annual professional maintenance required, plus filter changes per manual.
LG: 10 years compressor on most residential. Annual maintenance required.
Mr. Cool: 5-7 years depending on line. Annual maintenance "strongly recommended" (read as required).
What a denied warranty claim looks like
A failing compressor in year 4 of a 5-year warranty, with no maintenance records, can result in:
- Compressor replacement cost: $1,500-$3,000
- The manufacturer denies the claim citing lack of documented maintenance
- You pay the full repair out of pocket
Avoiding this outcome is the single largest financial justification for our annual visit. The $199 cleaning is essentially $200 of warranty insurance per year on a $5,000-$15,000 system.
