Annual deep cleaning is the only fix. Every major manufacturer recommends it. What is included
- Inspection of indoor and outdoor units

- Pressurized rinse of the coil with a bib kit (this is the part DIY cannot do)

- Outdoor unit clean and inspection
- Reassembly and full system test in heat and cool mode
Total time: 60 to 90 minutes per indoor unit. We leave the area cleaner than we found it.

Frequently asked questions
How long does a typical cleaning take?
60 to 90 minutes per indoor unit. A two-head system runs about two hours total.
Will you make a mess?
No. We use drop cloths under and around every indoor unit and a bib kit to catch all rinse water. The space is cleaner when we leave than when we arrived.
What cleaning chemistry do you use?
We use HVAC-rated coil cleaner, non-acidic, EPA-registered, and safe around food preparation areas once dried. We do not use bleach in occupied spaces.
Can you clean my outdoor unit too?
Yes. Outdoor unit cleaning is included in the $199 first-unit price. We rinse the outdoor coil and clear debris from the fan and base.
Will cleaning fix my error code?
Sometimes. Drain pump errors (Mitsubishi P5) often resolve after a thorough drain pan and line cleaning. Communication errors (E6 family) usually do not. Either way we will tell you what we find.
Do I need to be home?
Someone over 18 needs to be present to grant access. We work around occupied spaces routinely.
